Planning Commission & Pending Land Use Applications

Chaffee County Planning Commission

The Planning Commission consists of nine members, appointed by the Board of County Commissioners. Planning Commissioners serve three-year terms. The Planning Commission reviews land use applications for compliance with County regulations and makes recommendations on those applications to the Board of Commissioners. The Planning Commission is also charged with the responsibility of reviewing and updating the County Comprehensive Plan and works with staff to develop policies and make recommendations to the Board of Commissioners on regulation and policy changes.

Planning Commissioners for 2024 are: Sara Anderson, Bill Baker, Marjo Curgus (Vice-Chair), Greg Frost, Hank Held, Leslie Hylton-Hinga, Aaron Kindle, Chip Mortimer (Chair), and Tawny Peyton.

Please note that it is inappropriate to personally contact individual County Commissioners or Planning Commission members while an application is pending. Such contact is considered ex parte communication and will have to be disclosed as part of the public hearing on the matter. If you have any concerns, you should contact staff, write a letter, or present your concerns at the public meeting so you comments can be made part of the record.

On September 10, 2019, the Board of Commissioner adopted the Chaffee County Public Meeting Policies and Procedures Policy. This document is to insure consistency, uniformity and efficiency in scheduling agenda items for public meetings of the Chaffee County Commissioners and to ensure public hearing boards and the public have sufficient time to become informed about public hearing items. Guide to Speaking at Public Hearings

Temporary Moratorium on Certain Land Use Applications

The Chaffee County Board of County Commissioners (BOCC) unanimously voted to adopt a temporary moratorium on the acceptance of certain types of land use applications, effective June 7th, 2022. The hiatus on acceptance of applications, adopted via Resolution 2022-41 at the BOCC’s regular meeting on June 7th, will allow for the county to ensure focus on the on-going Land Use Code (LUC) update project and support long-term land use decisions that are in alignment with the standards and procedures to be considered within the updated LUC.

The temporary moratorium was extended on November 15, 2022, by unanimous vote of the BOCC via Resolution 2022-74, until adoption of new Land Use Code provisions relating to land subdivision standards and land use change procedures.

This pause on acceptance of development applications also gives the County opportunity to work on developing water adequacy standards for proposed land use reviews while it also pursues more comprehensive studies evaluating water adequacy and availability for long-range planning.
